
Once inspection issues have been resolved, deposits paid, mortgage commitments obtained and other necessary paperwork is completed, a closing date, time, and place will be scheduled, typically at the buyers’ attorney’s office. At this time, your attorney should inform you of any money you need to bring to the closing (if any), and prepare the "closing statement".
A walk-through inspection usually occurs the day of closing. The walk-through lets you confirm the condition of the home, and confirm the home has not changed since your initial visit and contract signing, before the actual closing takes place.
The closing is usually attended by the buyers and sellers and their real estate agents, as well as both attorneys or their representatives. If buyer and/or seller cannot attend, their respective attorneys should be notified beforehand, so proper steps may be taken to complete the transaction in their absence.
At the closing, the necessary paperwork needed to complete the home sale is signed. The buyer signs the mortgage paperwork (if any) and brings the balance of the down payment plus other closing costs. Title to the property is transferred from seller to buyer. The buyer receives the keys and the seller receives payment for the home. Deeds, loan papers, and other documents are prepared, signed and filed with the appropriate record offices.
